Before and after professional roof sealing in Melbourne, showing the transformation of a weathered concrete tile roof into a cleaner, more protected finish by Singh Roofing.
Roof sealing is a protective treatment designed to reduce water absorption, weather exposure and surface deterioration on suitable roofing materials.
For tiled roofs, sealing can help protect porous surfaces from moisture, UV exposure, staining and the gradual wear caused by Melbourne’s changing weather.
But sealing isn’t a cure-all. A roof with cracked tiles, failed pointing, damaged flashing or significant deterioration should be repaired or restored before any sealing system is applied.
That’s why Singh Roofing inspects the roof first. If sealing is suitable, we’ll explain what preparation is required. If the roof needs roof restoration in Melbourne instead, we’ll tell you that rather than recommend a treatment that isn’t appropriate.

Our team brings more than three decades of practical roofing experience to inspection, preparation, repairs and protective roof treatments.

Singh Roofing operates under BPC Licence #130463 and carries public liability insurance.

Our reputation is supported by hundreds of customer reviews covering roofing repairs, restoration, cleaning and related services.

Our workmanship is backed by a 10-year warranty, giving you additional confidence in the work completed.

For urgent leaks linked to a failing roof surface, our teams can often be on-site the same day.

Based in Truganina, we work right across Melbourne with no subcontracting, ever.
We also handle the work that often goes hand in hand with sealing: our roof painting in Melbourne service for roofs that need a full colour refresh, our roof repair specialists for structural fixes, and our professional high pressure cleaning service, which is always the first step before sealing. For roofs with cracked or loosened mortar, our roof repointing services restore a secure base before any sealer goes on.

We recently used Singh Roofing and Tiles for roof pointing, roof cleaning, gutter cleaning, and some additional work around our house. During the extra work, there was a misunderstanding about the scope of the job. Lucky came out personally, took the time to explain everything clearly, and resolved the issue in a very professional and honest manner. I really appreciated his transparency and the way he handled the situation. In the end, everything was completed to a high standard, and the workmanship was exceptional. We're very happy with the final result and would confidently recommend Singh Roofing and Tiles to anyone looking for quality roofing services.Posted on Google Faze Tech ReviewsTrustindex verifies that the original source of the review is Google. Highly recommend Singh roofing, completed the job with full care, they knew what needs to be donePosted on Google Dane LaiTrustindex verifies that the original source of the review is Google. Lucky and his guys do fantastic work, a work colleague recommended them to me as they had restored his roof recently and now that they've worked on my property, I can absolutely back that recommendation. I originally called them to check some buckling tiles and do a quote to repair those tiles only, but Lucky showed me photos of the poor state of the roof after many years of neglect by the previous owners and recommended a roof restoration. I attached photos of before and after Singh roofing worked their magic and the roof looks brand new, I cannot fault their work.Posted on Google Julio DeeTrustindex verifies that the original source of the review is Google. This could easily have been a 1-star review, but their integrity turned it into a 5-star experience. I had a new ducted fan installed and tested - my humidity sensor confirmed it worked perfectly. I then needed a vent, so I contacted Singh Roofing (SR). They provided a reasonable quote, I approved it, and a low-profile vent was installed within a couple of days. However, the humidity sensor then showed moisture lingering for a very long time after showers. After doing a quick check in the roof and some research, I contacted SR to report I had an issue and suggested the duct length might be the cause. I was told it wasn’t too long, that this was a standard install for them, do it this way all the time, and that the issue must be with the fan. Being told the fan was the problem was frustrating, and after some back and forth, despite me explaining it worked fine prior, I was eventually told they had to go as they had other calls waiting. At this point I was even more frustrated. I got on the roof and after some time found the issue: the backdraft flap couldn’t move. The way the ducting had been installed effectively reduced the diameter at the fan outlet, preventing the flap from opening freely (which is required for proper exhaust and backdraft prevention). After emailing photos and video evidence, SR responded first thing the next morning and arranged to come out and fix it. The vent installation on the roof tiles appears excellent (to the best of my knowledge), but what really stands out is their willingness to acknowledge the issue and promptly rectify it. That’s what makes this a 5-star review. The only thing that could have been better is if they had offered to come and review it after I reported the issue, and taken on board that it had been working perfectly beforehand, rather than me having to get on the roof myself. One slightly cheeky moment: during the fix, I was told “I can remove the flap”—which of course defeats its purpose, and I said as much. That said, I personally watched the repair, tested the flap before reattaching the duct to the fan, and the final result was an excellent job.Posted on Google Raffles KrisTrustindex verifies that the original source of the review is Google. Had a leaking roof under my solar panels which were installed 3 years ago. Lucky (that's his name), came in a couple of days later, took away a few tiles, crawled into the ceiling and identified two leak spots. The seal for the electrical to the panels had deteriorated. Lucky fixed the leak and replaced a damaged tile without fuss. Excellent work!Posted on Google L TTrustindex verifies that the original source of the review is Google. My name is Laurie and and l highly recommend Singh Roofing. I had a fantastic experience from start to finish. They are very professional and communicative. Lucky is very knowledgeable gave me honest advice and the job was completed very well. Lucky and his team did an excellent job!
Terracotta requires a different approach from concrete tile. The appropriate treatment depends on the tile’s finish, condition and existing surface.
We inspect terracotta roofs before recommending a sealing system rather than applying the same coating used on every roof.
Roof sealing works by cleaning the roof, repairing any damage, then applying a bonding sealer that penetrates and closes the tile’s pores, followed by a protective membrane coat for extra waterproofing. It isn’t a single-step spray job, it’s a staged restoration process, and the order matters. Skip a step or rush the prep, and the sealer fails early. Here’s how we break it down into five stages on every roof we seal.
STEP 1. Comprehensive Roof Assessment
We get on the roof before we quote, checking tile condition, pointing, ridge capping, flashing and any existing coating. This tells us whether sealing is the right fit, or whether repairs need to happen first.
STEP 2. High-Pressure Cleaning
Moss, lichen, dust and grime are stripped back with high-pressure cleaning. Sealant won’t bond to a dirty surface, so this step is never skipped, regardless of how “clean” a roof looks from the ground.
STEP 3. Targeted Repairs
Any cracked or broken tiles are replaced and loose ridge caps or joints are repointed with flexible pointing. Sealing over damage only hides it, so repairs always happen before the sealer goes on.
STEP 4. Bonding Sealer Application
A primer coat is applied first to improve adhesion and even out porosity, followed by the bonding sealer itself, closing the pores in the tile that let moisture and UV in.
STEP 5. Protective Membrane Coat & Final Inspection
Where extra waterproofing is needed, a protective membrane coating goes on last. We then walk the finished roof to check coverage, finish and drainage before calling the job complete.
That’s the process on paper. What actually separates us on the roof is 30+ years of doing this across every suburb in Melbourne, so we know how a Werribee terracotta roof weathers differently to a Box Hill concrete tile roof, and we adjust the sealer, prep and coats accordingly, not a one-size-fits-all approach. Combined with a 10-year workmanship warranty and no subcontracting, that’s why Melbourne homeowners keep calling us back for their roofing needs.
These two services solve different problems, and using the wrong one wastes money. Here’s how we tell our clients to think about it.
| Service | Best suited to | Main purpose |
|---|---|---|
| Roof Sealing | Sound but porous or weathered roof | Reduce moisture absorption and protect the surface |
| Roof Painting | Roof needing colour change or protective coating | Refresh appearance and add surface protection |
| Roof Restoration | Roof with repairs, repointing or more extensive deterioration | Repair and restore the roof as a complete system |
| Roof Replacement | Roof beyond economical restoration | Replace deteriorated roofing materials |
* Important: If your inspection reveals damage beyond what sealing alone can fix, we’ll walk you through our professional roof restoration services instead of selling you a sealing job that won’t hold. We’d rather recommend the right service than the easy sale.
We don’t quote sealing jobs sight unseen, and we’d be wary of any Melbourne roofer who does. Exact pricing depends on your roof, but here’s what actually moves the cost up or down, so you know what to expect before we get on your roof.
| Cost Factor | Why It Matters | Typical Impact on Price |
|---|---|---|
| Roof size | More surface area means more product, labour and time on the roof. | High |
| Roof pitch | Steeper roofs are slower to work on and need more safety setup. | Medium |
| Roof material | Terracotta, concrete and cement tile absorb sealant differently and may need different products. | Medium |
| Access | Multi-storey homes, tight side access or obstructions add setup time. | Medium |
| Extent of repairs needed | Cracked tiles, failed pointing or damaged flashing add scope before sealing can start. | High |
| Existing coating condition | A previously painted or coated roof often needs extra preparation to accept a new sealer. | Low–Medium |
* Important: Every job gets a free, on-roof inspection and a fixed-price written quote, no surprises once work starts, and no $0 call-out fee to get that quote in the first place. Singh Roofing provides a free on-roof inspection and fixed-price written quote, so you can see what is included before work begins.
Singh Roofing provides roof sealing and related roofing services across Melbourne, including the western, northern, eastern and southeastern suburbs.
Our team is based in Truganina and services residential properties throughout Melbourne.
A professionally applied roof sealing system typically lasts 7 to 15 years, depending on the sealant used, the roof’s condition before sealing, and Melbourne’s weather exposure at your property. Roofs facing prolonged UV exposure or heavy storm activity may need resealing sooner.
Roof sealing can help reduce moisture penetration on suitable roofs, but it is not a substitute for repairing cracked tiles, failed flashing or other roofing defects.
Yes. Terracotta is naturally porous and benefits significantly from sealing, provided the correct breathable sealant is used. We assess tile condition and porosity before recommending a specific product.
For roofs that are structurally sound but showing porosity, fading or early moisture absorption, sealing is a cost-effective way to add years of protection before a full restoration is needed.
Most Melbourne roofs need resealing every 8 to 12 years. Signs it’s time include water absorbing into tiles rather than beading off, a faded surface, and moss returning shortly after cleaning.
Yes. High-pressure cleaning to remove moss, lichen and grime is a required step before any sealer is applied, sealant won’t adhere properly to a dirty surface.
Not necessarily. Sealing on its own protects and can refresh the tile’s natural colour. If you want a full colour change or heavier coating, roof painting is the better option, and we can discuss this as part of your quote.
Yes. Sealing removes the chalky, faded look sun exposure causes and restores a richer, more even tone to concrete, terracotta and cement tiles, lifting street appeal without a full repaint.
Neither is universally better, they solve different problems. Sealing protects and refreshes a structurally sound roof. Painting suits a colour change or a roof needing heavier coating on top of repairs. We’ll recommend whichever suits your roof’s actual condition.
Cost depends on roof size, pitch, material, access and how much preparation or repair work is required beforehand. We provide a free, fixed-price written quote after an on-roof inspection, so you know the exact cost before any work begins.
Free on-roof inspection, fixed-price written quote, 10-year workmanship warranty. Serving homeowners right across Melbourne.
